The following questions are some of the most frequently asked. Answers are in no way intended to replace legal advice. Always consult your attorney about any questions you may have with your farm and ranch contract.

1) What is the best way to contact me?
A: As I am always on the road going from ranch to ranch, my cell phone is the best way to get in touch with me at any given time. 817.291.0759

 

2) What size ranch is right for me?
A: Before answering this question, you must first determine its use. If you want a weekend getaway or a recreational or hunting ranch, 50 acres on up usually allows the space you need for these activities. If you are looking for a horse or cattle ranch, you will need to allow at least on acre per animal on improved grasses, (I.E. Wheat, Coastal, etc) and 5 acres or more per animal on native grass.

 

3) Are interest rates the same as residential for ranch properties?
A: In some cases your rate can actually be lower because of the lending power of some of the larger land banks. In addition, the agricultural exemptions that are available will help with your annual tax bill.

 

4) What should I look for in an agent?
A: Look for someone who is very familiar with the farm and ranch industry. Nothing is better than first hand experience when it comes to seeking advice.

 

5) What about Mineral Rights?
A: Mineral Rights, especially in Texas can be a very important issue. This is one area that is always negotiable by buyer and seller. It is not uncommon for the parties to split the existing mineral rights. This however, may not hold true in an area that is in production.

 

6) What else should I look for in a ranch?
A: Pay close attention to the overall condition of the ranch when viewing it. Are all the perimeter and cross fences in good shape? Are the other improvements such as barns, well pumps in good shape? Is there plenty of water for the livestock you plan to have? What is the overall condition of the land?
